We are real estate investment professionals.  We have sold more than 15,000 properties since 1999. We also own and operate Land Academy. Our members post the properties they purchase on landpin daily.

TRUST, experience, price, quality, and ease. In fact, many sellers on other forums are re-sellers of our properties. Why not buy directly from the source? LandWatch(y) specifically is run by used car-like sales people and mediocre technology developers. Land is in our blood.

Information For Buyers

The property taxes are typically current unless otherwise stated and will vary from parcel to parcel. Please see the tax information section in each individual listing.

Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance.

We purchase real property for the sole purpose of re-selling it.  Everything we know about each parcel is stated in the listing.

We purchase properties at very large volume at discounted rates so we can sell to you at wholesale prices.

Unless indicated in the description, the rural properties we represent do not have utilities. They’re perfect for a solar or wind-powered “green getaway.”

Mineral rights are not included. However, the areas have been geologically investigated and nothing of value has been found. We have never found this to be an issue with any of the properties we have sold.

Most likely, yes.  Please check with the county regarding permitted property use. You can usually do almost anything you would like, including installing a manufactured home or trailer.

Information About the Purchase Process

Do I need an attorney or real estate agent?

We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary but we’ve done our best to make the process easy for anyone to understand.

How do I plan a site visit?

Each property is unique. Some require 4 wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.

Will you take payments?

Sometimes, yes. Please contact us with your special circumstances.

Is title insurance available?

Yes, in most of our financed properties we will buy for you a title insurance policy in your name and close via First American Title Company unless otherwise stated.

How do I apply for owner financing?

This is not like a car loan or a mortgage. There are no credit checks, no credit reporting, and everyone qualifies. If something changes in your life while you are making payments, we will do our best to work with you.  We feel the same way about banks that you do. Sometimes, they don’t get it. We are not a bank.  We are a few people in an office making a living just like you.

What’s the best way to find properties I may be interested in purchasing?

There are several ways for you to find listings that are likely to be of interest to you on

Browse by Type – Find all current listings of a particular type such as Hunting Properties, International Properties, Kingdom Lots and Most Viewed.

Quick Search – Find all current listings by one or more attributes: State or Region, Price Range, Parcel Size or Lifestyle.

Map Search – Find all current listings by geographic location (coming soon).

Can I accept Credit Card payment for the down payment on my property or the full price on (coming soon)?

Yes. As a registered seller we can set up up for credit debit card check out. We are licensed providers of this service and it has been designed with real estate products in mind.

How do I list properties on

What kinds of property can I list on

Registered sellers may post listings for rural land, including investment or recreation property, land for sale, hunting land, large acreages, farms for sale, homesites, land for development, cabins, log homes and second homes.

How do I submit my listings to

After you have registered as a seller, you may submit your listings immediately by using one of three tools: 1) self-upload tool,  2) csv bulk load import or 3) Automatic through a Multiple Listing Service (MLS) feed (coming soon).

How do I load images to my self-uploaded listing?

See the instructional video on your login area.  We recommend that the images be at least 1,000 x 1,000 pixels to ensure the best quality images are displayed on your listings.

How long will it take for my listings to appear on

If you use the self-upload tool, your listing will appear within 24 hours. Listings through an MLS feed take longer to appear on the site.

How do I receive leads from

You are automatically sent a copy of the lead when a prospective buyer makes an inquiry about one of your property listings. Information on activity related to your listings is also available on your MyLandPin page, created when you register.

How much does it cost to list properties on

Pricing depends on the number of listings you post to the site. Once you have signed up for the appropriate tier, your credit card account will be charged on the first of each month. You can find a list of our current prices here. For even more details, please read our terms and conditions.

What methods of payment do you accept?

What happens when I sell a property listed on

You should update the listing to indicate that the property has been sold. If you use the self-upload tool, please go to your dashboard and revise the listing. If your listings are supplied to through an MLS feed, changes made to the status of your listings with MLS will be automatically incorporated into listings.

Can I post listings on my Web site?

At this point we do not provide a way for other sites to post listings but it’s coming soon.
